APPLICATION AND SCREENING DISCLOSURE:

Application/screening fee: $57 per applicant or co-signer.

All applicants/co-signers 18+ must complete a separate rental application and pay a nonrefundable screening fee per California Civil Code §1950.6. Screening includes credit, rental history, income, and background verification.

650 min. credit score required. Exceptions may be granted on a case-by-case basis for those with less than favorable credit.

Cosigners are accepted on applicable properties. When permitted, the cosigner must meet the following qualifications:

Income of at least 5x the monthly rent

Minimum credit score of 725

Complete a rental application ($57 fee) and provide all required supporting documents to verify eligibility.

Submission of an application does not guarantee approval or create a tenancy.

Applicants are evaluated based on lawful, non-discriminatory criteria in full compliance with:

• Federal Fair Housing Act (42 U.S.C. §3601 et seq.)

• California Fair Employment and Housing Act (Gov. Code §12900 et seq.)

• City of San Diego Fair Housing Ordinance (SDMC Ch. 9, Art. 8)

Income Requirement: Applicants must provide proof of verifiable income of least 2.5x to 3x the monthly rent, such as recent pay stubs, bank statements, tax returns, or employment letters. Alternative sources of income (including housing assistance, subsidies, or benefits) are accepted as required by California Government Code §12955(p)(1).

Background Checks: Criminal history, if reviewed, is considered only as permitted by law and evaluated individually in compliance with Fair Chance in Housing principles and AB 1418 (2023).
