We have available an unfurnished 3 bd/ 1 bath ground floor unit in a corner ranch home in the Aurora Hills neighborhood. It is a split house (like a duplex but with shared yard, laundry, and utilities) with two units.
Dwelling and amenities:
• --The ground floor includes a living room and full size kitchen.
• --Bedrooms and living room are all solid oak floors with double paned vinyl windows that let in lots of natural light.
• --Kitchen includes stainless steel fridge, range, microwave/range hood, and dishwasher as well as a pass through island and two pantry cabinets.
• --Bathroom has a full tub and shower.
• --House has central heating, AC, and ceiling fans.
• --Basement laundry room with full sized washer and dryer is shared with the basement tenant.
• --The ground floor was fully renovated last year with new tile, paint, kitchen and bath flooring, fixtures, and appliances.
• --Outside there is a covered porch, a good size yard that is fully fenced (3 ft tall), a BBQ, and a vegetable garden.
• --There is a single car garage (shared) for storage needs or workbench. No garage parking.
Limits and restrictions:
• --There is no smoking of any kind allowed inside. Smoking outside away from the entry doors is fine.
• --We do have an occupancy limit of up to 3 adults, up to 4 total if there are children.
• --We welcome dogs as long as they aren’t aggressive, aren’t jumpers (short fence), and get along with the one easy going, older dog that will share the yard. One cat is fine but does need to be fixed. 3 pets maximum.
Utilities:
• --Internet (fastest available) and trash are included.
• --Electricity, gas, and water are split by total number of people in the house.
Other useful details:
Our rental manager is also the existing basement unit occupant. He is a mellow, open-minded maintenance and creative professional who has lived there for 20 years so you will have direct access to him for paying rent, requesting repairs, or asking about modifications to the dwelling.
The house is close to I-225, the light rail, and the Aurora mall. Tons of great ethnic restaurants are just up the street and we have very friendly, quiet neighbors. Theres lots of parking in the driveway and on the street.
Move-in Costs:
• $1795 deposit and first month’s rent (pro-rated as needed).
• $200 deposit for one pet. $100 per additional pet.
• Deposits are due at signing, first month’s rent is due at move in.
