Close proximity to major Highways/Interstate, Tri-Rail, Shopping, Supermarkets, Gas Stations, Restaurants and Disney Parks.

Lessor(s) will sign a 1 year term written lease to include but not limited to:

Complete written lease agreement.

Agree to background check, credit check and provide a valid state issued identification.

Provide employment information and verification letter (1 year of check stubs)

Provide 3 rental reference (prior landlords and friends)

Pay all rental application fees and screening checks.

Agree to Rules & Regulations of Community HOA

Agree to yearly lease

-1st month and equal amount of security will be collected when lease is signed.

-Rent will be due on the 1st of the month (late fees will be assessed when paid after the 1st )

-Rent will be collected via Zelle deposit.

-No Subletting

-Provide 60 days notice when lease will be terminated to avoid forfeiting security deposit (lease termination letter).

-Agree to Detail Occupancy ( state all occupants names, ages and pets)

-Allow owner access for home inspection

-Provide all valid vehicles registration

-No alteration to premises will be allowed

-No Smoking inside the house or patio (only outside designated area available)

-No parking on street or grass area.

-No boats/jet skis on driveway

-No food left in screen patio (small wild animals can cause damage to screen)

-Put away recycle/trash bins after pickup (to avoid hoa fines)

-Small dogs breeds only allowed under 15 pounds.

-Maintain pool water level as instructed

Tenants will pay their own utilities (electricity, water & sewer, cable & internet, alarm system and be responsible for any damages to property and appliances / HOA fines during there lease.

Owner will pay for hoa dues, landscaping, spa/pool maintenance, pest control, carpet cleaning once a year and extra trash bin.
