Rental Criteria:

1. Income: To ensure financial stability, applicants must have a verifiable combined gross income equal to at least three times the monthly rent, additional fees and pet fee (if applicable).

2. Credit History: A clean credit record is required, with a preferred credit score of 660 or higher and no outstanding debts or collections. No open bankruptcies are allowed.

3. Rental History: Positive references from landlords for the past 3-5 years are necessary. No evictions in the last seven years. No outstanding debt owed to another landlord or property management company.

4. Criminal History: Misdemeanor convictions within the past three years may be considered during the evaluation. Felony convictions within the past seven years are also subject to review.

Rent and Payments:

-The first month rent and security deposit are due at lease signing.

-The tenant is responsible for the following utilities, and agrees to transfer responsibility to their name as of the first day of possession: water, sewer, and electric (and gas, if applicable).

-The tenant agrees to pay fees associated with the following services: trash, recycling, lawn, and snow. These services will be contracted by the landlord/property manager and charged to the tenant each month. Trash & recycling is $50. Lawn & snow service is $200.

-Tenants must have a verifiable income of at least 3 times the monthly rent plus $250 to cover additional services, ensuring their ability to meet rental expenses.

-Please note that we are unable to accept cash. We will accept payment by credit card, ACH, Paypal or Venmo. Additional fees may apply.

Standard Pet Policy:

-There are no breed restrictions. However, pets must be well-trained and socialized with no aggressive behavior.

-There is a nonrefundable pet fee off $500 due upfront at the time of signing, and a pet rent of $40 per month per pet.

-A maximum of 4 pets is allowed in a residence.

-Pets that weigh more than 50 lbs. require pre-approval by management.

Additional Requirements:

-Tenants agree to have carpets professionally cleaned and the home treated for fleas before move-out, with proof of service provided as an invoice.

-These rules apply to any tenant with animals in the property.

-Only the approved pet are allowed.

Smoking/Tobacco use policy:

-The use of any tobacco products, including cigarettes, cigars, pipes, and chewing tobacco, is strictly prohibited on the premises. This policy applies to both indoor and outdoor areas of the property.
