• Pet-Friendly Policy: Cats are welcome - $150 non-refundable deposit plus $10 monthly fee.

• Parking Options: Underground heated garage is $75/month, and Gated Lot is $50/month.

Qualifying Criteria:

• Minimum credit score of 650

• Income equal to 2.5 times rent amount – 3 years history

• Positive rental history of 3 years

• Background check – 7 years

If a co-signer required, must be family member and apply within 24 hours of initial decision.



Security Deposit:

A security deposit of $800 for studios and 1-bedrooms, or $900 for 2-bedroom units; required upon approval. An additional deposit may be necessary if credit exceptions are approved or if a co-signer is needed.

Lease Terms:

Lease end dates of 03/31, 04/30, 05/31, 06/30, 07/31, 8/31. No winter lease end dates; no month-to-month leases. Requires minimum 2 full months' notice to renew / vacate.

Utilities:

• Residents pay 100% of their electric bill through Xcel Energy.

• Residents pay 95% of water, gas (heat), trash through RealPage (RUBS Billing), averaging $50–$125/month per apartment.



Transportation:

Public transportation nearby, with several bus lines just blocks away. Quick access to I-35W, I-94, and Hwy 394. Close to amazing Downtown Minneapolis attractions; Eat Street, Colleges, and Greenway.



Community Policies:

• Smoke-free and dog-free community.

• Auto Insurance is mandatory; to park in Lot or Garage, proof required at application.

• Renters insurance is mandatory; proof required at application.
