All Americas Rental Manager’s residents are enrolled in the Resident Benefits Package (RBP) for $59.95/month which includes liability renter's insurance, credit building to help boost the resident’s credit score with timely rent payments, up to $1M Identity Theft Protection, routine HVAC air filter delivery (for applicable properties), move-in concierge service making utility connection and home service setup a breeze, our best-in-class resident rewards program, on-demand pest control, and much more! $249 Lease processing fee due at move-in.
Resident to verify schools.
Utilities:
Resident to verify and transfer Electricity service into their name, maintain, and pay service provider directly for the duration of the lease term.
Landlord to verify and maintain Water, Sewer (if applicable), Gas (if applicable), and Trash services in the Landlord's name for the duration of the lease term. Landlord will receive bills, and Resident will be billed monthly for the cost of their exact usage of each service. Resident will also pay a $10/month Utility Billing Fee in addition to rent and any other monthly charges.
Pet-friendly home. (Breed restrictions apply.) .
- One-Time Pet Fee = $500.00 plus Monthly Pet Rent will apply (additional $200 pet deposit required for puppies under 1 yr of age)
- Pet Rent Prices Based on Animal Weight (1-40 lbs = $25; 41lb+ = $50)
*If there are two pets in the household, pet rent is based on the largest pet*
You must pay a $500 Holding Deposit to secure the home off of the rental market. The Standard Security Deposit is equal to one month's rent. If your rental application(s) is/are approved, then you will be required to pay the remaining balance of the Standard Security Deposit as a part of move in funds due on your lease start date.
The security deposit for the rental home equals the monthly rent amount. The security deposit holds the property for you and is only refundable for 24 hours. The application fee (non-refundable) is $60 per applicant. Any adult that plans to live in the home must apply.
If you place a security deposit on the rental home, you and any adult living in the home must apply by midnight of the same day, or the house will go back on the market, and the security deposit be placed on hold. Failure to provide the needed documentation for ARM to complete your application in the 24-hour period will put the application on hold, and the home will go back on the market.
