- APPLICATION FEE: Non-Refundable $55/adult (all occupants 18+ need to submit an application)
- APPLICATION TURNAROUND TIME: 2-3 business days
- LEASE LENGTH: 1 year
- SPECIAL LEASE PROVISIONS:
Restricted Areas: Tenant acknowledges and agrees that access to the following areas is strictly prohibited: the spa and the storage shed. Entry into these areas without prior written consent from the Owner/Agent will be considered a breach of this lease agreement.
Utility Charges: Tenant shall reimburse the Owner/Agent a flat fee of $65 per month for water and gas usage. Tenant shall also reimburse the Owner/Agent $35 per month for electricity usage. Note: The Owner/Agent reserves the right to modify the method by which utilities are provided or billed at any time during the term of this lease. Modifications may include, but are not limited to, installation of utility sub-meters or itemized billing for utilities previously included in rent.
In the event of such changes, the Tenant will receive written notice no less than thirty (30) days prior to the effective date of the change.
Non-payment of utility reimbursement charges when due shall constitute a default under this agreement and may be grounds for further action, including but not limited to termination of tenancy.
As-Is Items: The following items are included with the premises in as-is condition. They are not warranted for repair, replacement, or maintenance during the tenancy: Ice maker (not functional) water dispenser (functional) outdoor fountain (not functional), patio fan (functional). Tenants are prohibited from accessing spa or storage shed. Tenant accepts these items in their current condition and acknowledges that the Owner/Agent is under no obligation to repair or replace them at any time.
- RENTER'S INSURANCE: Tenant must carry renter's insurance w/ minimum $100K liability
