We use the following credit criteria:

650+ : For approval with no contingencies, applicant(s) must:

1. Meet income threshold

2. No evictions

3. Have good rental history, and have a clean criminal background.

649-600: For approval with no contingencies, applicant(s) must:

1. Meet income threshold

2. No evictions,

3. Have good rental history, and have a clean criminal background. *If no rental history is verifiable then a co-signer or an additional deposit will be required.

599-550: For approval, applicant(s) must:

1. Meet income threshold

2. No evictions,

3. Have good rental history, and have a clean criminal background.

4. Provide a co-signer with a minimum credit score of 650 and an additional deposit may be required.

549 and under — Not Accepted

Income: You must make 2 times the amount of rent. Submit two months of current pay stubs. We will also accept a hire letter from your future employer which must state the hire date and salary.

If you are self-employed, you will need to provide the first page of your tax return for the past two years.

Evictions

Owing money for one of the following: child support, utilities, cell phone carriers and/or past property managers.

There is a one-time lease administrative fee of $250 for the procurement of the lease agreement.

Urban Edge uses a third party pet/Assistance Animal screening company. Pet screening verifies assistance animals per HUD guidelines.
