We charge an application fee only if you are the chosen tenant, $45 per adult for final verification of criminal history, rental history, credit report, etc.
Applications must be complete and be signed.
All applicants over age 18 must fill out all information and sign application, if over 2 adults applying, use multiple applications.
Applicants must include a copy of a government issued identification with a photograph.
SCREENING GUIDELINES:
PRIOR RENTAL HISTORY
Favorable rental history from past two landlords. Landlords must be verifiable, unbiased and unrelated.
History showing that applicant stayed in previous rentals for at least 12 months each.
No evictions in the past 5 years.
INCOME/RESOURCES
Household income, (wages/SSI/assistance/etc.) shall be at least 3 times the rent and be verifiable.
CREDIT HISTORY
A specific score is not required, however negative reports including things such as late payments, collections, judgements, large total debt load and bankruptcy may result in a denial of application.
CRIMINAL HISTORY
Because allowing those with certain criminal histories may make it harder to rent to others, criminal convictions or pending charges which will usually result in an application denial include any crime that would adversely impact the health, safety or right of peaceful enjoyment of the premises of the residents or owner/agent.
EXCEPTIONS
If you would be an excellent tenant, but do not meet all the screening guidelines you may submit a written explanation of your extenuating circumstances which may require additional consideration. At times we accept co-signers, additional deposits, etc. in order to accept an applicant who does not meet all qualifications.
FALSIFICATION OR MISREPRESENTATION OF ANY PART OF THE APPLICATION WILL BE GROUNDS FOR DENIAL OR EVICTION.
