SCREENING CRITERIA AND TERMS AND CONDITIONS:

1. The property must be accepted in "AS IS" condition. Each applicant (aged 18 or older) must submit a separate completed, dated and signed application and a non-refundable fee. Proof of identity is required. You will have 24 hours to provide all documents needed to approve your application or you will be put on a waiting list until all documents are provided.

2. Income verification will be done through [Use CALL or EMAIL to get in touch] (a third party service provider) after you submit your application. The ratio of 2.5 x NET INCOME to RENT will be used as threshold. We may deny on the basis of this income requirement even if pre-paid rent is offered by applicant. If online banking is not an option. Traditional income verification by collecting of paystubs and bank statements may be utilized. We are not able to accept Section 8. Temporary rent or security deposit assistance is not factored into our income screening.

3. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, accounts in collections, liens or bankruptcy within the past 5 years.

4. Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant's tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.

5. A minimum of two years residential rental history (or home ownership history) is required. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.

6. We reserve the right to require a qualified co-signer (co-signer must be an Ohio resident, credit score 699, with net income to rent ratio of 3.5),

7. PETS, SERVICE ANIMALS, AND SUPPORT ANIMALS are welcomed. In order to approve any animal, a profile at a 3rd-party site [Use CALL or EMAIL to get in touch] must be completed. For Pets, a required fee payable to them of $20 for 1st pet & $15/additional pet must be paid. The "FIDO Score" developed by [Use CALL or EMAIL to get in touch] will determine pet acceptability and pet fee requirements to be applied to lease. Service and support animal profiles must be completed and approved through [Use CALL or EMAIL to get in touch] for the animal to be allowed on site. All fees are waived for valid service and support animals.

8. APPLICATION and LEASING FEES, and DEPOSITS

Non-refundable application fee $47/adult.

Lease renewal fee - $47

A holding deposit (50% of one month's rent) will be due within 24 hours of application approval to take the property off the market for up to 72 hours. If the application is approved and applicant fails to enter into a lease within 72 hours after approval, the applicant shall forfeit this deposit and the property will be put back on the market. Once a lease is signed, this deposit shall be applied to the required security deposit.

Security deposit in a minimum amount of one month's rent. If your credit score is below 630 or if you don't meet other selection criteria, we may still approve the application with payment of double security deposit OR with a qualified guarantor. We may utilize [Use CALL or EMAIL to get in touch] for security deposit alternative at the discretion of the property manager.

Utility service deposit, if property is on city water and/or city sewer and required by Utility, then that must be paid by resident.

9. Any exceptions to our company's criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, cosigners, and/or additional advance rent payments may be required.

10. Our company policy is to report all non-compliances with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau and/or a collection agency and if the amount is disputed, it shall be reported as disputed in accordance with law.

11. MULTIPLE APPLICATIONS - It is entirely possible that we may receive multiple applications from unrelated applicants on the same property at approximately the same time.
