Basic Requirements:

-all applicants over 18 to complete a separate application through Avail including a background check (estimated fee $55, paid for by applicant). A comprehensive reusable tenant screening report will not be accepted as a substitute for a full background check.

-must be able to obtain favorable references from previous landlords

-eviction history may be a basis for denial

-minimum monthly income of $5,125 (2.5x monthly rent. If there are multiple tenants combined income will be considered). 3rd-party income verification required.

-if part of your income is based on employment to meet the minimum income requirement, you must demonstrate one year employment with current employer

-general record of fiscal responsibility on TransUnion credit report. Applicants with a record of charge-offs, unpaid debts, or a history of delinquent payments will be denied tenancy

-no bankruptcies within last seven years

-housing/utility related collections are considered a potential factor in denial

-no rental arbitrage

-renter’s insurance required

-no smoking

-no RV parking

-dogs subject to approval after pet interview
