Unlike so many options in Ballard these days, this is a private house, located in the backyard of my home, surrounded by a beautiful and luscious garden that will give you privacy. In fact, you’ll enjoy a brand-new paved patio and use of a new shed to store your personal items/bike/etc. 
The home includes high ceilings with three skylights, a full kitchen that you enter through French doors, a small living room with a gas fireplace, one bedroom and a full bathroom. There is also a washer/dryer for this unit. 
The ideal tenant(s) is one individual or possibly a couple who is looking for both privacy and a quiet space, owns less stuff and is good with organizing smaller spaces as closet space is limited. 
The location is only walking distance from cafés, restaurants, and bars, and less than 10-minute walk to the heart of all the boutique shops, bars, and award-winning restaurants in historic Ballard. Also close to views of Puget Sound and the Olympics, Hiriam Chittenden Locks, and Golden Gardens Park. One block from buses 18X (Downtown), 40 (Fremont/South Lake Union/Downtown), and by transfer to bus to University District. Also not far from Burke-Gilman Bike/Walking Trail. 
No smoking/vaping anywhere on property and absolutely no firearms, and no pets. On street parking only. Requires a complete rental application and tenant credit screening through Experian. Screening criteria include satisfactory credit report, clean rental history (no evictions, favorable responses from previous landlords/references) and proof of sufficient income to pay rent. Need to see current paystub, offer letter, or other source of verifiable income and must show 3x rent in monthly income to qualify. 
Landlord pays for Water/sewer/garbage and recycling services (about $100 savings/month) and tenant is responsible for gas (between $25-$40/month) and electric (between $40-$60/month). The home is wired for cable which you can secure on own. 
Just a bit about me (owner): I live in the house in front of this backyard cottage and access to the cottage is through the driveway. It is a very private and quiet home and I make sure the tenant has privacy, but, since we will be close neighbors, you should know that I also live with my son, who is 7 years old and friendly. We also have a cat that is indoor/outdoor so he might pay you a visit. He is mostly shy but friendly. 
Due to Covid, a pre-screening is required prior to scheduling a visit and you must wear a mask. If you are unwell, we can reschedule. Pre-screening questions include 1) Can you afford to pay the monthly rent?, 2) Who is the rental for (how many people)?; 3) When do you want to move-in and why are you moving? 4) Do you have pet(s)/how many and description? 5) Can you complete the full application, background and credit screening?
