Rental Details:
1. Available: Now for either a 6,7 or 8 month OR a 16,17, or 18 month term to align with the owner’s future plans.
2. Monthly Rent: $5,500 + GET ($259) = $5,759 /month for a rental term now through 10/31/26. Any number of months beyond 10/31/26 would have a slight increase in the monthly rental rate. The furthest possible end date in 2026 would be 12/31/2026 and the latest for 2027 would be 10/31/27 with some flexibility on the front and back end of the term. 
3. Included: Water, sewer, standard trash removal, HOA pest control (quarterly), landscaping, WiFi as the owner provides, and electric is included up to $100 per month (ample solar/PV panels help keep electric bills very low) with tenant being responsible for overages above, if any. For simplicity, tenant will not need to transfer any of these utility accounts into their name. 
4. Tenant Responsible For: only electric over $100 per month + renters insurance
5. No Pets / No Smoking / No loud parties. 
6. Tenant required to use Professional Cleaning of the owners choice to maintain the home once per month at $250 for each cleaning.
