Moll Properties was founded by Simon and Monica Moll, both Cornell Graduates who fell in love with Ithaca and all it has to offer. Simon came all the way from Adelaide, South Australia to study at Cornell University as a graduate student and met Monica, a New Jersey transplant who was also finishing graduate school at Cornell. Having come from humble graduate student backgrounds, we understand the need for affordable quality housing for both students and young professionals in the Ithaca area. We love what we do and it shows in the quality of the management and maintenance of our properties. Bugby&apos;s Place -- 310 W State Street, Ithaca, NY 14850 -- is a graduate/professional &quot;semi-cooperative&quot; house near the Commons, with eight bedrooms and four bathrooms, new in 2019. For 2021 there are currently one or two openings.

Windows have blackout curtains and individually-controlled, super-quiet Mitsubishi mini-split HVAC units for temperature control summer and winter. Bathroom share with one other resident; bathroom includes two medicine cabinets, 38&quot; shower, plenty of linen storage.
 
The house is on the National Register and was renovated over 2017-2019 with all new plumbing, electricity, insulation, HVAC/central air, full sprinkler system. All electric high-efficiency heat pumps; no fossil fuels. Gourmet kitchen has an induction stove and other high-end appliances including two extra-large refrigerators and two sinks. Small table in kitchen and separate large dining room with dry bar. 65&quot; tv and electric fireplace in the living room. Residents keep a neat house and are a mix of graduate students and working people. There are two kitties in the house. Limited off-street parking but there may be a space open.
 
This co-op shares a private (locked) fenced-in backyard and patio with the new carriage house at the back of the lot, which is a separate 6-bedroom co-op. Covered, lockable bike storage. Raised-bed gardens, some with hoop houses for winter greens; landscaping budget. Convenient bus stop just around the corner, and a short walk to the main bus hub. 
 
The house is a semi-cooperative, with opportunities to be social and independent. (For example, tenants may host occasional board game nights or dinner parties.) There is always the option to socialize or cook with other housemates, but no obligation. Tenants can answer any questions about the
