When you apply with us you will be introduced to our program which helps prepare tenant / buyers to qualify for mortgages. This program does not guarantee you will qualify for a mortgage, but it absolutely gives you the best chance when you make the plan and stick to the plan. The application fee is $50 per applicant (namely, the person(s) whose income will be considered when applying for a mortgage).

Rent to Own details
· Rent: This is set rent. None goes toward the purchase price of the property
o $1500 or $1600/mo (with pet(s))
· Down-payment due when signing the lease:
· $17,500, which is 10% of the purchase price and non-refundable
o 3% goes to the Seller as an Option to Purchase Fee ($5,250)
o 7% goes toward the purchase price ($12,250). The money is put into an Escrow account and will be available for your mortgage down payment later.
· Property is available in March 2022
· You have up to 24 months to make any necessary changes to be able to qualify for a mortgage loan (increase your credit score, demonstrate consistent employment or income, save up money for more downpayment, pay down debt to help with debt to income ratio, etc).
· Purchase Price: $175,000 with ‘as is’ condition to be purchased within two years
· If you choose not to purchase or cannot get a loan to be able to purchase, then the down-payment money remains with the Seller. It is not refundable.
o The rental lease would expire and you would either move out of the house or maybe (not desired) negotiate a rental extension to still have the option to purchase
· The goal is for you to become the owner of the home within two years. We want you to succeed. Part of the application process includes financial consideration of what can be done to increase your ability to qualify for a mortgage loan and really consider costs of being a homeowner (mortgage with interest, property taxes, insurance, and maintenance of the property).
· While you are renting, before you purchase the property, you cannot make changes to the property without getting written approval. If you want to change paint color or do improvements that could add value to the property and make the house feel more like a home for you, we need to agree before any changes are made.
· There is no smoking in the property when you are renting
· If you have pets, you must take care of damage to the property
· Renter’s insurance is required
