3. Rental History: Satisfactory and verifiable rental history required. No evictions, bankruptcies, unpaid landlord debts, or unpaid utility balances – no exceptions. 
4. Income: Combined gross monthly income must be at least three (3) times the monthly rent. 
o Employees: Provide two most recent pay stubs. 
o Self-Employed: Provide year-to-date income statement, last two years of tax returns, and two most recent bank statements. 
o Other Income: May require an official benefit letter. 
5. Identification: Valid government-issued photo ID required. 
6. Co-Signers: Not accepted. 
7. Pets: Not permitted. 
8. Move-In Date: Must begin within 14 days of approval; no exceptions. 
9. Condition: Homes are rented as viewed at the time of showing.
